Fire performance of roofing materials is a significant design consideration in commercial roofing, and a failure to consider it exposes a business to risk that will be flagged by building control officers, insurers and fire authorities.

Roofing materials covering larger industrial and commercial buildings in the UK must undergo a series of evaluations. Of particular interest is BS 476, which outlines fire testing for building materials and structures, alongside BS EN 13501, which establishes the European classification system. Roof coverings are also tested for a classification known as BROOF(t4), which evaluates a roof covering’s resistance to spread of fire from external sources such as burning debris. A roof achieving BROOF(t4) meets the requirement that it will not readily ignite or allow flame spread across its surface, a critical aspect of current Building Regulations.

For businesses that share walls with adjacent units, or sit within a large industrial park, the spread of fire to neighbouring buildings is an additional risk. Insulation and waterproofing layers within a roofing system are also classified by reaction-to-fire performance, and it is just as important to consider these sandwiched layers as the top layer, because a fire that starts within a roof build-up is far harder to locate and control than one on the surface.

Choosing Fire-Rated Membranes and Insulation

Single-ply membranes such as PVC and TPO are commonly used on commercial flat roofs, partly because many formulations achieve strong fire ratings alongside a good performance-to-weight ratio. Built-up felt systems and liquid-applied systems can also meet the required standards, but the system as a whole needs to be considered when choosing a product, since combinations of insulation, vapour barriers and membranes are what are actually tested and certified.

Choice of insulation matters, especially for large and complex industrial or commercial buildings. Fire-retardant mineral insulation boards are often appropriate for higher-risk buildings, and while some foam insulants retain thermal performance very well, their use is restricted and requires careful detailing and appropriate fire barriers to comply with regulations. A good commercial roofing contractor should be able to explain the specific certified system being used and provide supporting data and test reports.

Compliance Considerations for Warehouses and Industrial Units

Because of their scale and the value of the goods stored, warehouses and industrial units present particular fire safety challenges, often involving rooflights or smoke ventilation built into the roof. The fire safety rating of rooflight membranes needs the same consideration as the main covering, and any smoke vents serving the building’s fire strategy must be tested and maintained, not treated as an afterthought once the main roof is installed.

For large commercial facilities, compliance obligations extend well beyond the construction-time specification. If a roof is built with a fire-rated system but later modifications, such as plant, ductwork or solar panel installations, are added without appropriate detailing, the fire-rated integrity of the roof may be compromised. Any modifications to a commercial roof should therefore be reviewed against the original fire strategy before work is undertaken.
